Moving Out

For Tenants Moving Out:

We loved having you live with us and hope you enjoyed your time with us as well! We want the move out process to be as smooth as your move in process.

After you provide us notice that you are moving out, we will send you detailed instructions; please refer to those instructions and don't hesitate to call us with questions or concerns before moving out.

Keys and addresses:

Unless you've made arrangements with the office, please return your keys to the Bob Schmitz Properties office by NOON on the last day of your lease! Our address is: 1222 Broad St #A Durham 27705.

If we are not in the office when you bring your keys – put them in the drop box at our front door.

Don't forget to leave us a forwarding address so we can send you the security deposit accounting! 

Utilities and automatic rent payments:

Make sure you've taken any utilities out of your name at the end of your lease. Please check your lease or communicate with the office if you are leaving before the end of your lease! 

Please cancel any automatic rent payments you may have set up with your bank.

Make sure you pay your last month’s rent of and any outstanding charges. You may not use your security deposit to pay your last month’s rent. 

Paint:

If you have painted any of the walls or trim, they must be returned to our paint color. You can buy "Bob Schmitz Grey" from Porter Paints, 3161 Hillsborough Road, 919-382-3199. You may need to use Kilz to cover dark or bright colors, or any ink, smoke or grease marks before repainting with our paint color.

Cleaning:

Our goal is for you to move into a sparkling clean house and we ask that you leave it just as clean when you move out! We are happy to give you the name of our cleaning contractors. If you let us know you've hired one of our recommended companies, we can call them back if there are any items or touch ups needed after you move out!

Miscellaneous:

Please make sure you have a clean HVAC filter, working light bulbs and smoke/CO detector batteries, and any other items that would normally be a tenant responsibility! Please check your lease for details on what is your responsibility.
